Why Are My Windows Fogging Up? What Condensation Really Means

If you've noticed foggy windows, moisture between your window panes, or condensation building up on your glass, you're not alone. Condensation is especially common in Ontario homes during the colder months, when the temperature difference between the warm air inside your home and the cold air outside becomes more significant.

But here's the important part: not all window condensation means you need new windows.

Sometimes, condensation is simply a sign that the humidity inside your home is too high. Other times, however, persistent moisture between the panes of glass can indicate that the window's sealed glass unit has failed.

Understanding the difference can help you determine whether you need a simple adjustment, a window repair, or a complete window replacement.

What Causes Condensation on Windows?

Condensation happens when warm, moist air comes into contact with a colder surface. During an Ontario winter, your home's windows can become significantly colder than the air inside your house.

When that warm indoor air reaches the cold glass, the moisture in the air can turn into water droplets.

This means seeing some condensation on your windows during a particularly cold morning doesn't necessarily mean your windows are defective.



Condensation on the Inside of Your Window

If moisture is appearing on the room-facing side of the glass, the problem may be related to indoor humidity rather than a failed window.

Everyday activities produce moisture inside your home, including:

  • Cooking

  • Showering

  • Breathing

  • Houseplants

During winter, that moisture can collect on cold window surfaces.

What can you try?

  • Keeping curtains and blinds open enough to allow airflow

  • Moving furniture away from windows

  • Ensuring your HRV is operating properly, if your home has one

If condensation improves after making these changes, your windows may not need to be replaced.


Condensation Between the Glass Panes Is Different

This is where homeowners should pay closer attention.

If you see fog, moisture, or water droplets trapped between the panes of a double- or triple-glazed window, you may be dealing with a failed insulated glass seal.

A modern insulated window is designed with sealed spaces between the panes of glass. These spaces help improve insulation and can contain inert gases such as argon.

When that seal fails, moisture can enter the space between the panes.

Natural Resources Canada specifically identifies condensation between sealed glass panes as an indication that the seal has broken and recommends replacing the insulating glass unit.


How Can You Tell If Your Window Seal Has Failed?

Look closely at the glass.

You may have a failed window seal if you notice:

Fogging That You Can't Wipe Away

If the fog appears to be trapped inside the window, rather than sitting on the interior or exterior surface, wiping the glass won't remove it.


Water Droplets Between the Panes

Visible moisture trapped inside the sealed glass unit is another strong indication of seal failure.


Permanent Cloudiness

Some failed windows develop a cloudy or hazy appearance that remains regardless of how much you clean the glass.


Frost Between the Panes

In particularly cold weather, moisture inside a failed sealed unit can freeze.

Do Foggy Windows Always Need to Be Replaced?

Not necessarily.

If the condensation is simply forming on the inside surface of the glass because of excessive humidity, replacing the entire window may not solve the underlying problem.

Natural Resources Canada actually cautions homeowners that replacing windows isn't always the first solution to a condensation problem. Reducing moisture and improving ventilation should be considered first when appropriate.

However, if moisture is inside a sealed double- or triple-glazed unit, the situation is different.

In that case, the insulated glass unit may need to be replaced. Depending on the age, condition, design, and warranty of the window, replacing the glass unit may be an option instead of replacing the entire window.


Repair or Replace? Here's What to Consider

If you've discovered a foggy window, don't immediately assume you need to replace every window in your home.

Several factors should be considered.

Consider Repair When:

  • The window frame is still in good condition

  • The problem is isolated to the glass unit

  • Hardware is damaged but the window itself is otherwise sound

  • Weatherstripping needs replacement

  • The window still operates properly

  • The issue is relatively minor

Consider Full Window Replacement When:

  • Multiple windows have failed seals

  • Frames are deteriorating or damaged

  • Windows are drafty

  • Windows are difficult to open or close

  • Locks no longer work properly

If your existing windows are old or poorly insulated, upgrading to modern energy-efficient windows can provide more than just a clearer view.

Today's high-performance windows can incorporate technologies such as:

  • Double or triple glazing

  • Low-E glass coatings

  • Inert gas fills

  • Insulated frames

  • Improved spacers

  • Better air sealing

Natural Resources Canada identifies these features as important components of high-performance windows and explains that they can improve energy efficiency and reduce condensation.

Triple-glazed windows can also provide additional energy performance and exterior noise reduction compared with some double-glazed configurations.


Don't Ignore Drafts Along With Foggy Glass

Foggy glass isn't the only warning sign your windows may be reaching the end of their lifespan.

Pay attention to how your windows feel during cold weather.

If you can feel cold air around the frame, notice cold spots near the window, or see damaged weatherstripping, your windows may be allowing unwanted air leakage.

Weatherstripping is designed to create a seal between the window or door frame and the moving sash, helping minimize air leakage and prevent moisture from entering.

A window can look perfectly clean while still performing poorly.


What About Condensation on the Outside of New Windows?

Here's something that may surprise homeowners:

Exterior condensation isn't necessarily a bad thing.

Highly efficient windows can keep the interior side of the glass warmer while the exterior surface remains cool. Under certain weather conditions, moisture can form on the outside of the glass.

Natural Resources Canada notes that exterior condensation can occur on high-performance windows, particularly during cool, calm, humid conditions.

So if you notice a little moisture on the outside of a newer energy-efficient window in the morning, it doesn't automatically indicate a problem.


Ontario Winters Can Reveal Window Problems Quickly

The difference between a window that performs well and one that doesn't can become much more noticeable once temperatures drop.

That's why fall is a good time to inspect your windows before another Ontario winter arrives.

Check for:

Drafts → Is cold air entering around the frame?

Fogging → Is moisture appearing between the panes?

Damage → Are frames, sashes, or seals deteriorating?

Operation → Do your windows open and close properly?

Locks → Are they functioning correctly?

Condensation → Is moisture consistently forming on the interior?
